Yes. If you are already working with an interior designer, architect, property manager, real estate professional, contractor, or licensed trade professional, Mod House can review the project structure and determine how we may be able to collaborate within the approved scope.
When another professional is already involved, our role and responsibilities will be clarified before work begins.
renovation questions
Design Questions

No. Renovation and design are connected, but they are not the same service.
For renovation projects, clients typically provide or approve selections such as flooring, cabinetry, countertops, tile, paint colors, fixtures, hardware, and other finish details before work begins.
When you need help making those decisions, design services can be added separately.

If design services are not included in your approved scope, you are responsible for selecting and approving the finishes, fixtures, materials, colors, products, and other design details needed for the project.
Mod House will rely on the specifications and selections provided by you, your designer, architect, or another professional involved in the project.

Finish Selection Support is for clients who are renovating with Mod House and need help choosing the permanent finishes and materials for the project.
This may include flooring, cabinetry, countertops, tile, paint colors, lighting, plumbing fixtures, hardware, doors, trim, built-ins, custom features, and other renovation-related selections.
Depending on the approved design scope, a rendering may also be included to help you visualize how the selections will come together.

Furnishing and Styling is for Mod House clients who are currently renovating with us or have completed a renovation with us and want help finishing the space.
This service focuses on the furniture, decorative lighting, mirrors, rugs, window treatments, artwork, accessories, décor, styling pieces, and other details that complete the room after the renovation selections are made.

The Curated Furnishing Plan is for clients who want a professionally guided furnishing direction and prefer to purchase the items themselves.
This may include a home or property visit, vision and style review, three mood board options, one round of revisions, a final Milanote vision board, curated furniture and décor selections, shoppable links, and room-specific recommendations.

Combined Design Support is for spaces where the renovation details and furnishing direction should be planned together from the beginning.
It helps connect permanent elements, such as flooring, cabinetry, countertops, tile, fixtures, hardware, and paint, with furnishings, lighting, rugs, artwork, décor, and styling details.
This can be helpful for whole-room renovations, multi-room projects, newly purchased homes, vacation rentals, commercial interiors, and spaces where the finished result needs to feel cohesive.

Vacation Rental Concept & Guest Experience is for Airbnb and vacation-rental owners who want the property to feel more distinctive, guest-ready, and memorable.
This service may include a property visit, guest experience review, theme and concept development, 3 to 5 vision board concepts, one round of revisions, a final Milanote vision board, property naming, brand personality, simple logo or visual identity direction, color palette, room-by-room recommendations, photo-friendly feature ideas, furnishing recommendations, and shoppable links when included in the approved scope.

Yes. Design services may be quoted by room, by space, or as a bundled package for multi-room, whole-home, vacation-rental, commercial, or hospitality projects.
Pricing depends on the level of support needed, the number of spaces involved, the complexity of selections, whether renderings are included, and whether purchasing or styling support is part of the approved scope.

Scope, Changes & Materials

The services included in your project are based on the approved quote, proposal, or estimate.
Any service not specifically included in the approved scope is considered outside the scope of work and may require updated pricing, timing, and approval before moving forward.
Final pricing is provided after Mod House reviews the property, goals, requested services, and approved scope.

Mod House will review the requested change and provide updated pricing, timing, or next steps before the related work proceeds.

Material costs can change based on availability and market conditions.
If a material price changes before it is purchased, Mod House will review the updated cost with the client. The client may approve the revised pricing or choose an alternative material.

Clients may choose to supply their own materials, fixtures, appliances, or products when appropriate for the project. However, Mod House is not responsible for the quality, condition, or functionality of these materials.
Client-supplied materials must be delivered on time, suitable for the project, and compatible with the approved scope. Any delays, missing parts, incorrect sizing, product damage, incompatibility, or performance issues related to client-supplied materials may affect the timeline and may result in additional costs.
Timeline & Project Experience

Timelines depend on the approved scope, number of rooms, material availability, custom features, design services, scheduling, access, occupancy, weather, licensed professionals, and any unexpected conditions discovered during the project.
Estimated timelines are provided in good faith, but actual timing may vary based on project needs and circumstances outside of Mod House’s control.

That depends on the property, rooms involved, approved scope, access, safety considerations, and the amount of disruption expected.
Homes, pets, guests, tenants, employees, rental schedules, and business operations should be discussed during the planning process so expectations are clear before work begins.

Photos, Privacy & Portfolio

Mod House may photograph or record project areas before, during, and after work for documentation, portfolio, website, social media, or marketing purposes.
Client addresses and personal details are not shared. Identifiable images of homeowners are not used without consent.
Clients who do not want project photos or videos used publicly should notify Mod House in writing before work begins.

Some clients prefer to keep their homes, rentals, or commercial properties private. For that reason, the portfolio includes only a curated selection of work that can be shared publicly.

Completion, Warranty & Ongoing Support

Once the approved work is substantially complete, Mod House will review the finished space with the client.
Any applicable finishing items or concerns identified during the final review will be documented and addressed according to the approved scope and project terms.

Mod House provides a limited workmanship warranty for covered work under normal use and conditions.
Warranty coverage does not apply to normal wear and tear, misuse, negligence, damage caused by occupants or guests, environmental conditions, manufacturer defects, or work modified by another person or company after completion.
Full warranty details are provided in the project agreement.

Mod House may offer an optional Concierge Maintenance Plan for ongoing support and upkeep after project completion.
Plan details, scope, frequency, and pricing are customized separately.

Mod House is available Monday through Friday from 8:00 AM to 6:00 PM.
Saturday availability may be offered from 10:00 AM to 2:00 PM based on schedule and project needs. Mod House is closed on Sundays.
